Architect services are usually a percentage of construction value. General guidance follows the IAI reference: larger projects typically have a smaller percentage. It's a reference, not a fixed tariff.
Scope drives the cost
Concept design alone is cheaper than full working drawings, and including periodic supervision is higher still. The fuller the scope, the more value you receive — and the higher the fee.

What percentage is an architect's fee?
As general guidance (IAI reference), architect fees range a few percent of construction value and decrease for larger projects — e.g. around 6% for small projects down to ~3.5% for large ones. The exact figure depends on scope and agreement.
What do I get for an architect fee?
It depends on scope: concept design (plans, elevations, 3D), full working drawings (construction detail), through to periodic site supervision. The fuller the scope, the more support you receive.
Why is the fee based on construction value?
Because design complexity and responsibility generally scale with project size. Construction value is a practical benchmark. Some architects also offer lump-sum or per-m² fees — this calculator uses a percentage basis.
Does using an architect blow up the budget?
Often the opposite — it saves money. A mature design and working drawings reduce build mistakes, rework, and material waste on site, which can cost far more than the architect fee itself.
Is this estimate binding?
No. It's an estimate on general guidance to give a picture. The final fee is set by agreement with the architect per your project's scope, complexity, and location.
