Parking Area Requirement Calculator

Estimate parking bays and land area for a shop or commercial building from the local parking ratio. Free.

Ratio is set by the region

These values differ by zone/region — check the local spatial plan (RDTR) or planning office.

Understanding parking needs

Parking ratio (set by region)

The rule for how many bays must be provided per unit of building area (e.g. 1 bay per 60 m²). Set by local regulation and DIFFERS by region and building type — check local rules.

Bay area & circulation

A car bay is ~12.5 m² (2.5×5 m), a motorcycle ~2 m². But a parking lot also needs access lanes and maneuvering space — added via a circulation factor (usually 20–40%).

Impact on design

Parking needs often determine how many floors can be built and the ground-floor layout. Computing it early avoids costly design revisions.

FAQ

Frequently asked questions

How do I calculate parking land needs?

Divide the building area by the local parking ratio to get the number of bays, multiply by area per bay, then add a circulation factor for lanes & maneuvering. A 200 m² building at 1:60 → about 4 bays.

What's the standard size of one parking bay?

Typically a car bay is about 2.5 × 5 m (12.5 m²) and a motorcycle about 1 × 2 m (2 m²). You can adjust these in the calculator based on your standard or local rules.

Must every building provide parking?

Commercial buildings (shops, offices, restaurants) generally must provide parking per local regulation, with ratios differing by function. Private homes are usually more lenient. Check your region's rules.

Why a circulation factor for parking?

Because vehicles need entry/exit lanes and space to maneuver, not just the bay area. Without it, the land estimate is too small and the parking is not functional.

What if parking is insufficient?

The permit (PBG) may be delayed, and operations suffer as customers struggle to park. Calculating parking needs early helps ensure the design passes rules and is comfortable to use.
