Effective vs total area

Effective area = the sum of all room areas. But a home also needs corridors, stairs, and wall thickness. A circulation factor (20–25%) is added so the total building area is realistic.

Check against the land

Once you know the total area, compare it against your land's KDB/KLB limits to ensure the building fits. Use the KDB/KLB Calculator to check.

Frequently asked questions

How do I calculate a home's floor-area need?

List every room (bedrooms, kitchen, bathrooms, etc.) with count and area per room, then sum. Add a 20–25% circulation factor for corridors, stairs, and walls. The result estimates the total building area needed.

What's the standard area per room?

As a general guide: master bedroom ~12 m², bedroom ~9 m², bathroom ~3 m², kitchen ~6 m², living/family room ~12 m². You can adjust these in the calculator to your taste and needs.

Why is a circulation factor needed?

Because room areas alone don't count connecting spaces (corridors, stairs) and wall thickness that take up room. Without it, the total is too small and the plan feels cramped. 20–25% is a common range.

Will this definitely fit on my land?

Not necessarily. Total building area is capped by your land's KDB and KLB. After knowing the area need, check the KDB/KLB Calculator whether it fits on one floor or needs multiple.
