Understanding the zoning terms

KDB (Building Coverage Ratio)

The maximum percentage of land the building may cover at ground level. KDB 60% on 120 m² means at most 72 m² is covered by building; the rest must stay open.

KLB (Floor Area Ratio)

A multiplier of land area for the total floor area across all floors. KLB 1.2 on 120 m² means total building (all floors summed) is at most 144 m². KLB ÷ (KDB as a ratio) estimates the number of floors.

KDH (Green Area Ratio)

The minimum percentage of land that must be green/water-absorption area. It aids drainage and neighborhood comfort; set differently per zone.

GSB (Building Setback Line)

The minimum setback of the building from the road (or river/rail) boundary. The area between the land edge and the GSB can't be built over — usually a carport, front garden, or open terrace.

Frequently asked questions

How do I calculate KDB and KLB?

Max ground floor area = KDB% × land area. Max total building area = KLB × land area. On 120 m² with KDB 60% and KLB 1.2: ground floor max 72 m², total building max 144 m² — roughly 2 floors.

Where can I find my land's KDB/KLB values?

KDB, KLB, KDH, and GSB are set per zone via the RDTR/RTRW and DIFFER by region, even by road segment. Check the local spatial plan, planning office, or PTSP/PBG service. The calculator's defaults are only a starting point, not an official value.

How do I estimate the maximum number of floors?

Divide KLB by KDB (as a ratio), then round down. KLB 1.2 and KDB 60% (0.6): 1.2 ÷ 0.6 = 2 floors. It's an estimate; building height may also be capped by other rules like a maximum height limit.

What happens if I build beyond KDB/KLB?

The building permit (PBG) can be denied, partial demolition ordered, or penalties applied. That's why checking these limits before designing or buying land keeps your plan realistic and lawful.

Does GSB reduce the buildable area?

GSB defines a front area that can't be covered by building, constraining where the mass sits — though floor area is still capped by KDB/KLB. Enter your land frontage width to estimate the front area affected by the setback.
