Building cost is most often derived from a contract price per m². That figure varies a lot by city, material spec, and finishing level — so always adjust it to your local figures, not a national number.
Full contract vs labor-only
A full contract covers material + labor: convenient, but you rely on the contractor's material quality. Labor-only covers just the workers' fee — you buy materials yourself: more control, but more to manage.

How much does it cost to build a house per m² in Indonesia?
As a general guide, full-contract residential builds range from around Rp3.5M/m² for standard finishing, Rp5M/m² for mid, up to Rp7.5M/m² or more for premium. But this depends heavily on location, design, and material spec — the calculator uses these as editable defaults you can adjust to your area.
What's the difference between full and labor-only contracts?
Full contract: the contractor supplies both material and labor — you receive the finished result. Labor-only: the contractor supplies only labor and you buy materials yourself. Full contract is more convenient; labor-only gives more control over material quality and price but demands more time and knowledge.
Why is the result shown as a range, not a single number?
Because building cost is never certain up front. Material prices fluctuate, unexpected work appears, and specs change mid-way. Showing a ±10% range is far more honest and realistic than a single number that pretends to be exact.
Does this estimate include foundation, roof, and finishing?
A per-m² contract price generally covers structure, walls, roof, and finishing at the chosen quality level. But exact scope depends on your contractor agreement. To be sure nothing is hidden, ask for a detailed BoQ — the Luxury Art team can help prepare one.
