How to build a BoQ
Subtotal = volume × unit price
A BoQ is essentially a list of work items, each with its volume and unit price. Each row's subtotal = volume × unit price, and the BoQ total is the sum of all subtotals.
Import from material calculators
The material calculators in this cluster (brick, paint, tile, concrete, rebar, roof, plaster, foundation) have an "Add to BoQ" button. Results appear here automatically as work items, complete with volume and price.
Overhead & profit for contractors
Contractors typically add overhead (indirect cost) and profit on top of the items subtotal. This calculator provides two percentage fields so your BoQ reflects a real bid price.
FAQ
Frequently asked questions
What is a BoQ and why does it matter?
A BoQ (Bill of Quantities / RAB) is an itemized cost estimate for a building project, organized per work item with volume and unit price. It matters as a basis to control cost, compare contractor bids, and avoid mid-project overruns.
How do I make a simple BoQ?
List all work items (e.g. foundation, walls, roof, finishing), set each item's volume (m³, m², kg, etc.), and multiply by its unit price. This calculator computes subtotals and total automatically, and you can import results from the material calculators on this site.
What overhead and profit percentages are reasonable?
It varies by project scale and risk, but many small contractors use around 5-15% overhead and 10-20% profit. These aren't fixed rules — adjust to your conditions and pricing strategy.
Can I download the BoQ?
Yes. Press the "Download CSV" button and a file downloads with all work rows, subtotals, overhead, profit, and total. The CSV opens in Excel or Google Sheets for further refinement.
Is this BoQ enough for a building permit?
This calculator's BoQ is a simple estimate for early planning. An official BoQ for permits and tenders usually needs working drawings, full unit-price analysis (AHSP), and volumes computed in detail from drawings — the Luxury Art team can help build one.
